Yeh, I can opening it manually, but I still need to replace the motor. Preferably something with a Bluetooth app. Quieter than the old Liftmaster half horsepower unit.
Do you need any type of systems connectivity like Google or Alexa?

Chamberlain seems to get the best reviews followed by Genie.

I added a Bluetooth module to the old one, so definitely like the idea of connectivity to a phone app. I hadn’t thought about Alexa, but the rest of the family would probably use that.

They have several different models so do some homework on which one you want. Might be better to buy yourself.

Thanks. For a guy out for a free quote today, who confirmed the motor is toast. He wanted a lot for installation, but the difference between the budget and top-end motors isn’t that much. Tomorrow I’m going to Home Depot to chat with them. They have a $138 installation deal, but I suspect there may be hidden costs.

oh there definitely will be hidden costs.

check google reviews for providers in the area. you can try angi or yelp but i don't trust them as reliable any longer.

Before they will do the opener install, there is a crack in the door that needs a panel replacement and they are saying that the spring (2 years old) on the door is too light. 🤬

This should keep us powered for five days of conservative power usage (running AC at 80F). Ready for hurricane season once I get a transfer box installed.

5 days???? Seems optimistic. From what I see here in Oz most batteries only do a basic overnight iirc.

48hrs of normal use, but I’m thinking we can stretch it longer by being conservative and also topping up with solar panels.

Follow-up on this: ordering the parts from Home Depot and then adding installation worked out really well. Significantly cheaper than quotes from other garage door companies. The company that HD contracts with in my area were great - knew there stuff, did a good job and happily talked me through everything they did as I did some QA tests based on YouTube videos I’d been binging on.
 
My generac stator rotor is busted. Beryle really fucked me.

The Generac rep at the distribution center quoted me 3k to replace. I might order the parts and find a qualified electrician to install.

Long shot, but I’ll ask here:

Would a small portable AC need a soft start to run off a generator without tripping breakers? I know we can’t run the main system with other a soft start installed.

How big of an AC? What’s the power draw?

If you plug in and run a1500 watt hairdryer, do you trip breakers when using your generator? This unit draws 1400 w on 110/115.
 
There is mould in my place along the side with all the floor to ceiling windows. At the very bottom of the window is a wood trim. The windows are barely insulated and get condensation and even ice on the inside even on panes that don't open. The wood trim is now showing a lovely array of red and black mould. I wiped it down with vinegar a few days ago. The temperature dropped again and it's coming back. I'm wiping so hard the paint is coming off the trim. Now I see a bit of mould along the side of the patio door to the balcony.

This was on top of finding a barely used window full of dirt or mould or whatever and a window decoration that looked like it was from a crypt in Indiana Jones a few weeks ago.

time to talk to your landlord about having it remediated and then repaired. Don't live with mold in the house its very bad for your health.

Anyone done siding caulking repair work before? I can't thinking of anything in particularly other than climb the ladder, take out the old caulk, and reapply and hoping not to fall. S Am i missing something?

Also anyone replace their own fences? care to share?

I've done my share of residential fence builds and rebuilds. But you gotta ask more specific questions and provide some details including codes and any homeowner association specs. Are the posts solid or not? Will you have to dig posts? Fence board/rail supports solid? Just replacing everything? Picket, horizontal rails, chain link, typical US privacy fencing 7 foot with a 10 penny nail gap? Wood, poly, metal, hybrid? Building or buying gates?

Fencing is pretty easy -unless weird cramped spaces. The hard part is digging post holes - the rest is simple.
 
I've done my share of residential fence builds and rebuilds. But you gotta ask more specific questions and provide some details including codes and any homeowner association specs. Are the posts solid or not? Will you have to dig posts? Fence board/rail supports solid? Just replacing everything? Picket, horizontal rails, chain link, typical US privacy fencing 7 foot with a 10 penny nail gap? Wood, poly, metal, hybrid? Building or buying gates?

That landscape looks so exotic and foreign to me.
 
Is it a shared fence? Is the neighbor going to help replace it? Do you get all my well and agree on what needs replacing?

It is shared. The side that is facing the neighbor is actually falling over. I would ask the neighbor, but he hasn't even replaced his roof from last year's storm. I doubt he will split the cost with me.

Back yard fence. No HAR specifics.. Standard picket. Thinking about replacing the vertical pickets and horizontal bars.
 
Here (in nasty, nasty, socialist Australia hell-bent on ripping off the USA), it's compulsory to go 50/50 on fence costs if it needs fixing
